I need some feedback on this one as I have to order the sign ASAP!

I still own the commercial property where I ran my business & it is coming off of its listing with the Realtor so I thought I would try listing it myself with  a lower price as I don’t have to pay the realtor’s commission. You know – give someone a deal they can’t resist!

8 Tips For Selling Commercial Real Estate

  1. I put together a website  www.heatherscommercialproperty.com It’s still a work in progress but any comments would be greatly appreciated. I am also Search Engine Optimizing (SEO) the site so hopefully it will eventually show up on the first few pages of a web  search.
  2. I’m networking with the business community.
  3. I’ll place some ads in local papers.
  4. Google Adwords. This insures your listing will be on the first page of a search, under sponsored ads. You just need to find out the keywords that are most often used & decide how much you want to spend.
  5. I have ordered  5  large customized  “For Sale by Owner” signs to put up on the property.
  6. Incentive’s  ($$$$) to anyone who brings me the buyer.
  7. I am going to put together some brochures; for a brochure holder out on the front property by the for sale sign & to hand out to the local area people.
  8. Free  online advertising on Craig’s List & another Commercial listing site I found.

So, What works best to indicate there is a new price on the property? Price Reduced or New Price

I know it’s all about perception  & what makes people feel good.

    Just thought of another tip I will add:
    Google Adwords. I am doing a SEO (Search Engine Optimization) of the website but Adwords will help drive traffic to the site & it is relatively painless to set up.

    i think you should use neither term. They both give a sense of deperation, at least in the Realestate world. Since you have taken over the sale, it is a new listing, don’t give any indication it has been on the market before.

    Well I don’t want to appear desperate! So I’ll just put up the sign & see how it goes from there.

    Update-I took your advice Roger, no extra desperation signage, just the For Sale by Owner sign with website & phone number listed.

    I also put the property on Craig’s list updating it weekly, & in out local publication, Uncle Henry’s. I can track how the web traffic reaches my website: http://www.heatherscommercialproperty with Google analytics. Both Craig’s List & Uncle Henry’s are bringing traffic to the site.
